Casa Avita House Rules

1. Casa Avita is surrounded by a natural landscape where you may encounter various wildlife and insects. It is advisable to maintain a safe distance when encountering animals as they can become agitated. Please acknowledge that you will assume your own risk should you decide not to adhere to these guidelines.

2. Tejons, Raccoons, and Coati’s can be a nuisance and roam around the Iyari properties looking for food. These animals roam at all times of the day but are particularly active at dusk. Despite them being relatively harmless and skittish, they are crafty and leave a huge mess behind. They can even open sliding glass doors with their fingernails even if just a small opening exists. For this reason, all doors must be locked each night and when leaving the villa to avoid getting one of these animals inside the house. Also, please don’t leave any food outside to attract them at night.

3. Another insect to watch out for are red scorpions. It is advised not to leave shoes or clothing outside on the ground, and if so, shake them vigorously before bringing them inside or putting them on your body. Another thing to watch for is they often hide in the outdoor cushions. Do a quick check first thing in the morning prior to sitting down on furniture to make sure they haven’t taken up residence there during the night.

4. Ki Management will perform a thorough check with you about the condition of the house golf cart prior to signing it over to you. Renters will be responsible for any damage that may occur during your stay. Photos will be taken to document pre-arrival condition

5. A thorough explanation of the TV/audio system/AC has been performed at check-in.

6. A thorough explanation of the pool/hot tub was performed at check-in. Please don’t attempt to change the controls yourself. We prefer that Ki Management be called immediately for assistance should problems arise.

7. Loud outdoor music is not permitted in the resort after 10pm. If you want to listen to music after that time, its best to go inside and close the sliding doors to respect the neighbors and respect the resort quiet hours policy which is located in the Casa Avita book.

8. Please be extra careful with any oils (sunscreen) beverages, cooking oil, or food that spills on the white marble floors because unfortunately, stains get absorbed very quickly. Please alert Ki Management right away (ideally, while wet) should an accident occur, and they will advise on how to clean it or bring someone in who can properly assess how to get the stain out if possible. We understand accidents happen, please just allow us the best opportunity to solve this on our own.

10. Our private gym is available for your use across the driveway with a white key card that is provided in the bowl at the entry table. You are also welcome to use the white gym towels in the basket below but please make sure to return them to the house for future use. Please follow all the posted gym rules and regulations. Understand that privileges can be revoked any time should you not adhere to those guidelines. Lost keys will incur a charge that will be passed onto the renter.
